Almost every single day during the warmer months, the Property Care Guys fix problems with automated reticulation sprinkler systems like when water is gushing out and you can’t do anything but turn off water to your house.  Your retic won’t shut off and you can’t turn it off…. because almost nobody looks after their irrigation system. You seldom save money by not maintaining your reticulation system.

One of the most common issues we attend is stuck solenoid valves and the location of them is unknown. People just see their sprinklers on, go to the control box and try turn it off from there. When they realise this didn’t work they often call a Plumber who usually won’t have a clue either and end up with a hefty plumbers bill.

Perth Watering Rules and Tips. Everything about Water Corporation Restrictions & Regulations in Perth. You have rights to feed vegetables, grass and gardens water but there’s laws!

QUESTION 1. WHICH DAYS OF THE WEEK AM I ALLOWED TO WATER?

Answer: Last number of your address. Please refer to the Perth Irrigation Roster. CLICK PIC TO THE RIGHT TO SEE YOUR WATERING DAYS —>

Example: If your house address is “38 shell road” your watering days are “8” – Wed and Sat + Monday if bore”

QUESTION 2. WHAT TIMES ARE WE ALLOWED TO WATER?

Answer: Between 6:00pm and 9:00am
Tip: A really good soaking just before sunrise.

QUESTION 3. HOW MANY TIMES CAN I WATER EACH DAY?

Answer: Once.
Tip: Morning is recommended as it then feeds the plants through a hot day.

Note: Testing is allowed, for two minutes per station if attended.

QUESTION 4. HOW LONG CAN I WATER? WHAT’S THE STATION RUN TIME LIMIT?

Answer: There isn’t one that we know of.
Tip: To see if your garden or lawn is getting enough water, dig down after watering. The water should be at least 10cm deep (100mm)

Answer: A permanent winter sprinkler ban applies to all scheme and bore water in Perth, Mandurah and some parts of the South West, from 1 June to 31 August each year.
Tip: Turn off your reticulation system before June 1st. Turn on your reticulation on 1st September.

How to Protect your Pop-up Sprinklers

Prevent verge and lawn reticulation popup heads from being damaged!

Are cars and lawn mowers breaking your pipes and in-ground sprinklers which pop out of the ground to irrigate the lawns and gardens?

Verge sprinklers are commonly broken by cars parking on the verge. The grass is softer than the sprinkler so you have a car weight on this small plastic thing. Snap! So you decide to fix it yourself, take a trip to the hardware store and spend $15 on a new sprinkler and connections and a couple of hours time. A week later someone else drives over it or another one. You may buy a plastic surround and install it.. and the same thing happens!

We can save you a lot of money over time by installing proper concrete surrounds which we compact into the soil around the sprayer so if a car happens to drive there it will usually withstand the weight. They come in corner shapes, halves and full circles. It’s recommended to do all your lawn sprinklers too, making whipper snipping easy and allows lawn mowers to be pushed over with good clearance. They’re wider than the cheap plastic ones which get lost easily under grass.

How Do I Fix My Home Irrigation?

How to Fix Your Home Irrigation

Common Problems:

  • My Reticulation is stuck on
  • My Sprinklers won’t turn off
  • One station stays on
  • One station not working
  • I can’t find my solenoid valve

With any mechanical / electrical system, several things can and will eventually just stop working one day. And you may wish to have a crack at repairing your reticulation yourself. If your retic stopped working properly try these steps:

  • Is there a controller (if no, fix the bore or check the manual taps – and it’s suggested to get a automated system installed)
  • Is the controller on? If no check the plug and fuse.
  • Station stuck on? Check the manual tap or replace the valve.
  • Did you read the manual?
  • Is it still programmed?
  • Refer to the manual.

Try to run station 1 on “Manual or one station” or similar. Sometimes the instructions are in the door of the controller.

Make sure there is a wire going into the screw on number one though. If not, call me. If you have an area that’s being watered now, you just need to program the controller 😉

If you don’t have sprinklers on now, you need to test that station at the solenoid for power. use a voltmeter or a spare solenoid and touch it on the wires with the station turned on.

If you can’t find the station, call or email me. If you find the solenoid and there’s no voltage, you have a break in the wires. Find the break and replace that with new wire. If it’s broken under the driveway or a pathway, you could be looking at $500-$1500 to be fixed. Another option if the driveway can’t be messed with or too costly is to have a battery system installed for that area.

If you found the solenoid valve and there is voltage but you hear no click when touching the wiring together, the solenoid is likely faulty. Replace. If you found the solenoid valve and there is voltage AND you hear a click but no water comes from the sprinklers, your water source is failing or your valve is stuck shut. Someone may have wound in a flow control so check that. It’s a tap on the top of some valves.

If your station is stuck on try this:

  • Turn the solenoid (the top thing) clockwise. If it doesn’t turn, your best bet is a new valve.

A lot of Aussies enjoy doing their own home maintenance. It’s great to be in touch with the things on your property (and it impresses your other half!) but if that fails we can sort it all within a day’s work

How do I find my solenoid valves?

How do I find my solenoid valves? What’s a Solenoid look like?

It’s common in Perth for reticulation system installations to have valves buried in either random places, or in one place if you are lucky, but often are completely buried with no map plan where they are!

Crazy.

Here’s some advice to locate your own solenoids before spending money.

1. Look near where your water mains meter is in line with the controller. Sometimes there will be a round or square plastic green lid. A large rectangle one will likely be a manifold of valves or if it has a bolt on one end it may just be a bore box. If it’s a bore though you can follow the direction of the piping which will go to solenoids 95% of the time.

2. Hire a Solenoid Valve Detector / Wire Tracer from somewhere in Perth. The problem here is, first you have to go pick it up and then they take a lot of time to get good at using. So by the time you found a valve, you may have hired it for days and spent more money and time than you wished. Or a cheap option is go to Bunnings Warehouse and get a cheap “chatter box”which turns the valve on and off really fast so you can hear a clicking underground. These don’t work if there’s a broken wire or if the solenoid coil is faulty. Solenoid valves are hard to find with these unless they are shallow and functioning correctly. From experience, you are likely to waste $40

4. Can I Hire a metal detector to find solenoid valves? No. They don’t detect them well as they are mostly made of plastic and usually too deep.

5. Call the Property Care Guys. We SPECIALISE in locating retic valves.

95% of the time we will find and fix your lost solenoid valve or in ground cable break / broken wire at roughly $200-$350. So there’s your cheapest and reliable option in general 🙂  If we don’t find the problem mentioned in this page we will give you a free quote for further works required.
